In 2022, the U.S. housing market experienced a paradox: record-setting growth in home values early in the year, followed by a significant cooling trend that erased some of those gains. Despite the mid-year slowdown, the total market value of residential real estate across the nation actually increased. This wasn’t just due to existing homeowners seeing their property values rise; it was also a direct result of the construction industry’s response to years of underbuilding. At the apex of this dynamic market sits California. Even with a $1 trillion correction in its housing stock during the latter half of 2022, the Golden State’s market value remains staggering. As of December 2022, California’s residential real estate was valued at approximately $9.52 trillion. This figure represents nearly one-fifth of the entire U.S. housing market, underscoring the state’s enduring dominance despite economic headwinds. Following California, a new contender has emerged. Florida has solidified its position as the second most valuable housing market in the nation, surpassing New York. The Sunshine State’s market value stood at $3.62 trillion in December 2022. This remarkable ascent is largely attributable to demographic shifts, as Florida has experienced the most significant population growth of any state in recent years. This influx of new residents has fueled unprecedented demand, driving up home prices and spurring a construction boom. New York, now the third most valuable market, recorded a market value of $3.32 trillion. While its total market value saw a slight decrease from its mid-year peak, the state’s housing stock remains robust. Texas follows closely behind, with a market value of $3.16 trillion. The Lone Star State has been a consistent high-performer in real estate, mirroring Florida’s trajectory with strong population growth and new construction.
Rounding out the top five is Washington, valued at $1.63 trillion. The Pacific Northwest has seen significant appreciation in its housing markets, driven by the tech industry’s expansion and a limited supply of available homes. In a typical year, the appreciation of existing homes accounts for the majority of the increase in total market value. However, 2022 presented an exception. In California, a remarkable 62.4% of the total market value increase came from new construction, compared to the national average of 18.9%. This statistic highlights the extent of the home value declines in the state. With existing home values falling, the addition of new housing units became a more significant driver of the overall market value. Looking ahead to 2023, analysts predict that new construction will likely play an even more crucial role in driving market value gains. As home value appreciation is expected to stagnate in many regions, the supply of new homes will be a key factor in meeting demand and supporting market values.
